Why Colorado Conditions Make Preparation Non-Negotiable

Most of the Denver metro sits on expansive clay soils. The ground moves — it swells when it’s wet and contracts during dry stretches, which is exactly what Colorado’s climate delivers in cycles. If the subbase isn’t compacted correctly and graded to direct water away from the slab, you’ll get settling and cracking regardless of how clean the surface pour looked on day one.

Colorado’s freeze-thaw cycle compounds this. Ground temperatures cycle above and below freezing repeatedly through a typical Denver winter. Moisture that migrates under a slab freezes, expands, and puts upward pressure on the concrete. A well-poured slab can fail early if the base work wasn’t done right. We don’t cut prep time on residential jobs because nobody sees it — the prep is the job.

Repair vs. Replace

We get calls from homeowners hoping a repair is the answer when what they actually need is a replacement. We’ll give you the honest assessment. Surface cracks that haven’t shifted vertically and don’t penetrate full depth can often be sealed effectively and extend the life of the slab. Concrete that has settled significantly, heaved from root pressure, or fractured into shifting sections is a replacement candidate — patching it is spending money on something that’s already structurally compromised. What Does a Concrete Driveway Cost in Denver?

Pricing depends on square footage, demolition and haul-off, slab thickness, access, and site conditions. As a general reference, a typical 500 SF driveway at 4″ thickness with reinforcement runs approximately $6,000 to $7,500 depending on prep requirements and site access. Your actual number depends on what’s there and what needs to happen before the pour. We provide estimates based on your specific project after seeing the actual scope, not ranges that change when work begins.

Do I Need a Permit for a Driveway?

In most cases, a standard driveway replacement doesn’t require a permit. Permits are typically needed when work involves the sidewalk or drive approach within the city right-of-way — that’s the section that crosses from your property to the street. We handle right-of-way work regularly and can pull the permit and coordinate inspections when it’s part of the scope. If you’re not sure what applies to your project, we’ll tell you upfront.

Concrete Curing Time

Concrete is typically walkable within 24 hours of the pour. For vehicle traffic, we recommend waiting at least 72 hours before parking on the new surface to allow for proper initial curing. Full design strength takes closer to 28 days. We’ll give you specific guidance based on weather conditions and your project timing before we leave the site.
